Fully furnished flat available from 1 August for a one-year rental period. The property is being rented out during my absence and is ready for immediate occupancy.

The apartment is located on the 1st floor and can be accessed by either elevator or stairs. The building features a bicycle storage room as well as a shared laundry room equipped with a washing machine and dryer.

Betriebskosten are included in the rent.
Power, water, heating and internet are charged separately, based on usage.
My expenses were approximately the following: Water+heating monthly 80-90 Eur, power once quarterly 78 Eur, Internet approx 35 Eur.
Security deposit: 1 monthly rent

Smoking and pets not allowed

The neighborhood offers excellent amenities, with several grocery stores nearby, including a Billa supermarket directly across the street. Auer-Welsbach-Park is just a 5-minute walk away, and Schönbrunn can be reached in about 10 minutes on foot. Several cafés and restaurants in the area.

The apartment is very well connected by public transport. Line U4 (Schönbrunn station) is within walking distance, and Westbahnhof (with access to U3 and U6) is just four stops by tram. Bus 57A also serves the area.
